Cr8tive Washrooms completed a multi-floor commercial washroom refurbishment project in Warwickshire. The project covered six washrooms across two floors, delivering a full turnkey installation within a live-occupied office building. Works were phased across a five-week programme to ensure the building remained fully operational throughout.
The brief
The client’s brief was clear — to transform outdated washrooms into modern, high-end spaces that reflect the office environment, while ensuring durability, hygiene, and ease of maintenance for daily usage.
As a result, the client required a complete transformation of their existing washroom facilities across three floors of a busy corporate office. The office bathrooms had become dated and no longer reflected the quality of the wider working environment.
They wanted chic, modern spaces that balanced premium aesthetics with the durability and hygiene standards required for high-frequency commercial use, all without closing the building while the work was taking place.
Design specifications
The design specification was developed to deliver a consistent, high-end aesthetic across all three floors while meeting the practical demands of a busy commercial environment. This included:
Wood-effect IPS (Integrated Panel Systems) installed across all service walls, concealing pipework and infrastructure while introducing a warm, natural tone suited to an executive office setting
Large-format grey porcelain wall tiles provide a clean, seamless backdrop that is straightforward to maintain and resistant to heavy daily use
Marble-effect solid surface vanity tops, giving each washroom suite a premium, high-specification finish
Countertop vessel basins with chrome fittings, paired with sensor-operated taps to support hygiene and reduce water use
Feature mirrors with integrated lighting, enhancing both the sense of space and the quality of light in each suite
Commercial-grade floor finishes specified for slip resistance and long-term durability
Every material was selected to be high-performing, aesthetically pleasing and long-lasting, delivering a finish that looks premium on day one and continues to do so after years of heavy use.
Scope of works
Cr8tive Washrooms managed the full turnkey delivery across all three floors, coordinating multiple project packages under a single point of responsibility. The complete scope included:
Full strip-out of all existing washroom facilities across three floors
Installation of new IPS (Integrated Panel Systems) across all service walls
Bespoke vanity units with integrated storage
New sanitaryware throughout, including toilet cubicles, urinals and countertop sinks
DDA-compliant accessible facilities on each floor, meeting current workplace welfare regulations
Mechanical and electrical upgrades, including IP-rated LED lighting, updated power and containment,l and ventilation improvements
Full wall tiling, floor finishes and decoration
Final snagging, clean and handover
Key challenges
Working within a live-occupied building
Completing a washroom refurbishment within a fully occupied multi-storey office building is one of the most demanding challenges in commercial washroom fit-outs. On this project, Cr8tive Washrooms implemented a structured floor-by-floor programme, taking each washroom suite out of service in a planned rotation so that occupants always had access to facilities on at least one other floor.
Maintaining consistency across three floors
With twelve individual suites across three floors, maintaining a consistent design style and specification standard throughout the building was essential. Cr8tive Washrooms produced a fully coordinated set of drawings and a standardised specification document before works began, which was used as the reference point for every suite. Regular quality checks against the specification were carried out at each stage, and any deviation was identified and corrected before the next suite commenced.
Balancing premium aesthetics with commercial durability
The client needed washrooms that looked genuinely high-end without compromising on the practical performance required for a building used by approximately 100 people daily. This balance required careful material selection. Every material specified on this was commercial grade for a specification that delivers both the aesthetic the client required and the operational resilience the building demands.
